A new report from BroadGroup indicates that sustained growth in the third party data centre sector will occur over the next four years, and take 21% of all data centre space by 2015. Frankfurt has established itself as the major data centre hub in Germany and represents some 70% of current third party demand. Frankfurt remains the major co-location hub for international connectivity, local demand in other cities across Germany is building momentum as users develop BC/DR strategies and as new Internet-centric companies enter the market. Companies of all sizes are showing an increased willingness to ‘out-task’ business applications and use of third party co-location data centre services. The report, Data Centres Germany by BroadGroup says Germany has started to close the 5 year+ gap that exists at a national level between customers’ approach to outsourcing in Germany and in other major European data centre markets such as the UK, France or the Netherlands. to the German Ministry of the Environment, German data centres could slash their electricity costs by roughly 3.6 billion euros by 2013 by consistently using energy-efficient technologies.

According to CBRE quarterly report, Demand for data centre space in Frankfurt has shown improvement when compared to the second half of 2010, albeit take-up levels last year were well below the longer term average.  Total take-up for the first 6 months of 2011, has now reached 82% of that received for the whole of last year, with requirements from Eastern European businesses supplementing the demand arising from cloud adoption. This is providing some renewed demand in the Frankfurt market, although it is uncertain whether this will be sustained. Total supply has largely been unchanged since 2008. Consequently, Frankfurt retains a low level of available space at present, with a vacancy rate of around 19%.Several of major operators are already progressing projects to expand their portfolios in Frankfurt, which will boost supply going forward. The scale of future demand however remains less clear, particularly for this year, in light of current economic concerns.

Frankfurt and Dusseldorf will remain major data center hubs for financial services within Germany. The government also has a wide-reaching broadband strategy supporting the nationwide expansion of high-speed broadband access with transmission rates of at least 50MB/sec in urban and rural areas alike. OECD figures show Germany has 17 nuclear power stations connected to the grid generating 127.8 net TWh making up approximately 23% of its energy production. Complementary to these acts and ordinances, several incentive programs promote efficient and renewable heating and cooling technologies. The creation of an efficient grid infrastructure for electricity and integration of renewable energy sources and energy upgrades for buildings and energy efficient new buildings offer a good location for data centers.
